Is there an application and administration fee? If so, what are they?
Application fee: $75 per applicant over 18 years of age.

What lease terms do you offer (6, 9, 12 months)?
We offer lease terms from 3-15 months.
How much is the security deposit?
Standard security deposit is $500. Can be equal to one month’s rent based on screening.
Is renter’s insurance required?
Yes. Residents can choose any provider.
When is my rent due?
Rent is due on the 1st day of each month.
How do I pay my rent?
Payments can be made in the leasing office with check(before the 5th), money order, or cashier’s check. No cash is accepted in the leasing office. Payments can be made online using the Loft resident portal or app.
Are any utilities included?
All utilities are separate.
Are there additional fees I should expect?
All residents are responsible for trash, valet trash, internet, and pest control fees.
How do residents submit maintenance requests?
Maintenance requests can be submitted on the Loft portal or app.
Is 24-hour emergency maintenance available? What qualifies as an emergency maintenance request?
Yes 24-hour emergency maintenance is available.
Qualifications for emergency maintenance include:
– Uncontrollable water leaks
– Flooding inside the unit or on the property that cannot be controlled
– No heat when the temperature is to drop below 50°F; if not below 50°F it will be addressed the following day
– No power and confirmed not to be an issue from the utility company
– Broken front door lock
– Broken or unsecured first-floor window
– Toilet blockages or leaks in one-bath units only
– Garage door issues with a vehicle or person inside
– Broken glass, injury, feces in water, or inability to see main drains/access gates unlocked after hours at the pool
– Fire monitoring or runaway alarm
– No cooling on days above 80°F; calls after 8:30 PM will be addressed the following day.
– Minor water leaks that can be isolated and turned off will be addressed the following day
– No hot water; calls after 8:30 PM will be addressed the following day
– Appliances not properly operating; calls after 8:30 PM will be addressed the following day

Is there a technology package at this property? (If yes, what does it include?)
All apartments have been equipped with Internet Subway. It is fiber internet and the monthly charge is $85.
Do the apartments have a washer/dryer? If not, is there a laundry service available on site? (Include cost if so)
All units have washer and dryer connections. A set can be installed by management for an additional monthly fee of $25.
Is parking available and is it included?
Yes, parking lot is open at no additional charge.
Is the community pet friendly?
Yes, we allow two pets per apartment.
What is the pet policy including fees, restrictions and how many pets are allowed per apartment?
Pet fee is $300 for 1st pet and $200 for the second pet. Pet rent is $25 per month per pet. We allow up to two pets per apartment. Breed restrictions are as follows:

Is there reserved parking or personal garages available (include additional fees)?
We offer reserved parking spaces and garages for rent. The monthly fee is $50 for reserved parking space and $125 for a garage.

Is there a guest suite here and what is the reservation process? (If so, include fee amount)
We do not have a guest suite.
How do I schedule a tour at this community?
You can schedule by calling the leasing office or through many of our website listings.
Do you offer in-person, virtual or self-guided tours?
We offer in-person and virtual tours.
How soon can I move in?
You can move in as soon as the screening and verification process is complete and the apartment is ready for you to move in.
How do I apply for an apartment?
You can apply online for an apartment at www.cedargroveapartments.com. Click the apply now button at the top right.
What are the income and credit requirements?
Verifiable income must be at least 2.5 times the rent. Our credit reporting agency evaluates credit and rental history against indicators of future rent payment performance. An unsatisfactory or insufficient finding may result in the requirement of an additional deposit, guarantor, or denial. Applicants are responsible for ensuring their credit history is accurate.
Do you accept co-signers or guarantors?
If a guarantor is needed, he/she must meet the entire qualifying criteria as presented above. All guarantors must have a verifiable source of income in an amount no less than five (5) times the rental rate. The guarantor must meet the criteria presented above throughout the entire duration of the applicable lease period.
What documents are required to apply?
Applicants must present a valid government issued photo identification card for each person age 18 years and older that will be living in the apartment. All applicants must have a combined verifiable source of income in an amount in accordance with current community guidelines no less than 2.5 times the rental rate.
